The scarcity of land for sale in Cariló, the most exclusive beach resort on the Buenos Aires coastline, makes prices peak as high as USD 500 per square meter; however, opportunities can still be found in the midst of this enchanted coastal forest.

In 2010, Cariló will see new housing and business developments.

The Constancia project spanning over 10 hectares offers lots measuring between 1,000 and 2,000 m2 starting at USD 75 per m2.  The project will cost USD 3.5 million and its investors estimate its value will appreciate by ten to fifteen percent annually.

The Samba Group will inaugurate two projects: the Seapoint residences and Seaview, with 44 ocean view units.  The pre-sale value of these projects is averaging USD 2,000.  However, another one of its projects, Seabreeze, has already sold out and its resale value is reaching USD 3,100 per m2.  The apartments have the added value of hotel services, and they can be rented out at for an annual profit margin of six percent.

The other option is investing in retail business property.  Two shopping galleries totaling 750 m2 were opened in December.  Los Tipales has eight retail shops and Felicitas has five.  Large retail shops with modern architecture are in demand, especially to showcase top name brands.  Cariló is like an open air shopping mall.

A prime retail business property measuring 100 m2 can rent for USD 45,000 per year.  Investing in the purchase of such property has a cost of USD 2,800 m2 with an assured annual return of seven percent.  Construction costs for retail property are lower, averaging USD 600 m2 versus USD1,000 m2 for residential property.

As far as the residential market is concerned, a 100 square meter house on a 1,000 m2 lot starts at USD 120,000.  The housing market in Cariló is still active though the financial crisis has slowed down sales.  Up to two years ago, an average of 120 houses were sold per year, whereas today that figure has dropped to 70.  Despite the decline in housing sales, prices have seen an increase of 20 percent over the past two years.
