End of the World Property Boom

The End of World (known as Fin del Mundo in Spanish) lays at the most southerly point of Argentina. The Tierra del Fuego province of Argentine is the most southerly in the world and the province capital is the most austral city in the world.
In 1970, the population of the Ushuaia stood at around 3000 and yet today the whole city is experiencing a property boom.
Tierra del Fuego attracts visitors and residents to the area who are in search of somewhere completely different with plenty of opportunities. Tourism and the production of home appliances and electronics has attracted industry here and pushed Ushuaia’s population up to 80,000, which is remarkable considering the area’s climate and low temperatures.
The city is relatively new and most properties here are on average ten years old, so property is modern and quite basic. Most houses are typically made of mixed materials with corrugated iron roofs and it unusual to find a property that is more than sixty years old.
Since the economic crisis of 2001, Ushuaia and the Tierra del Fuego province hasn’t stopped growing and this, in turn, boosted the real estate market. The creation of jobs in factories and the tourist industry has increased the demand for property and developers have leapt to the challenge, building apartment blocks and homes.

Ushuaia patagonia
The price of land in Tierra del Fuego varies depending on the location. Obviously homes in Ushuaia city centre are the most expensive, with land in this area costing between $ 500 and 2000 US dollars, whereas in the outskirts prices are between $ 400 and 800 per meter squared. Real value for money in the Ushuaia real estate market can be found in the residential, suburban zones where the meter squared costs between $ 100 and $ 300 dollars.
Developable land is difficult to come by in Ushuaia due to the geographical location and the conservation restrictions in place to protect the natural beauty of the area. The restrictions limit the possibilities and availability of land, which pushes prices up.
Ushuaia real estate construction costs are also high, with the construction of a basic development costing around $ 1000 US dollars per meter squared.
The most popular units in Ushuaia real estate market are one-bedroom apartments or houses. These have become such a popular option for buyers as they are an affordable option for most middle class families looking to invest their savings. The demand for these types of properties in Ushuaia is still greater than the supply of real estate for sale.
