Sustainable Building Project Underway
The idea of relocating offices from downtown Buenos Aires out to beyond the outskirts of the city was first suggested at the end of the Nineties but laughed off. Until now.
High-end corporate and residential development projects have recently begun what could change the way people do business in Buenos Aires. Many companies are moving from the centre out to neighborhoods in Zona Norte like Olivos, Vicente Lopez and San Isidro. Some companies are even relocating out as far as Pilar, which is over an hour’s journey from the traditional business district of Buenos Aires.
Top executives are now working in the outskirts and Buenos Aires real estate developers are taking advantage of the new clientele by constructing luxury, residential properties. Another interesting tendency that is emerging from the change in Zona Norte is the creation of mixed properties that combine luxury living with office space to rent to businesses. The idea is that workers and executives can live, work and play in the same property, without having to face the dreaded rush hour traffic that faces most commuters in Buenos Aires.

Construction is already underway by the company Ribera Desarrollos SA that is building a mixed purpose, high-rise property. The residential development is located in Vicente Lopez, along the Libertador Avenue and just next to the General Paz motorway. Just on the cusp of the city boundary, the structure has a fantastic location that is close to links in and out of the city and to local and international airports. Plus, the Rivadavia Train Station is nearby and residents will be able to enjoy all of the conveniences and services of Maipú Avenue.
The residential development covers a total area of 110,000 m2 that includes residential and office spaces. Residents and workers here won’t be short of in house entertainment as there is a 200 shop capacity shopping mall, a 13 screen cinema, supermarkets and an auditorium. There are also 7200 garage spaces and the building covers 16 hectares of land. It is also promised that the views from this multi-storey building will be spectacular.
For corporate buyers there is excellent office ambience plus the use of intelligent technology to save energy and water. The predicted date of completion is November 2012 and 6 out of the 19 levels have already been sold. An estimated 40 million US dollars have been invested in this Buenos Aires residential development project and when it is ready in 2012 it will surely seem worth every cent.
