Nuñez Grows in Popularity
The neighborhood of Nuñez, in the northern part of the city of Buenos Aires, is an up and coming area, especially for families with young children and young professional couples who are merging their residence and work studios. The main sector of Nuñez, between Avenida Libertador, Avenida Cabildo, General Paz and Avenida Congreso, offers a variety of real estate options such as older homes, small apartment buildings with modern designs and several amenities, and duplexes.

These prices are lower than the popular neighborhoods of Palermo, Belgrano and Barrio Norte, but definately higher than prices in the neighborhoods of Colegiales, Saavedra and Villa Urquiza. Some lots, however, are priced as high as USD 600 per m2.
Buyers interested in purchasing a condominium can choose from newly constructed or resale units with prices ranging from USD 1,300 per m2 to USD 2,000 per m2. Prices vary depending on location, what the project offers, and product quality.
New apartment buildings are being constructed with vanguard designs and amenities. These buildings offer a high quality of construction and several community amenities such as swimming pool, solarium, complete gymnasium, sauna, and clubhouse. Other options include smaller buildings, up to four stories high, which offer some servics and lower community property expenses.
On the resale market, choices vary from duplexes, buildings with just a few units, and slightly tallers buildings, with or without amenities. Resale prices can range from USD 1,300 per m2 to USD 1,700 per m2.
Whatever the buyer is looking for, it is important to keep in mind that both new and resale condominiums in Nuñez are in high demand and listings sell quickly.
