High demand for properties in Parque Chas
Within the city of Buenos Aires you can still find a few neighborhoods where time seems to have stood still. Parque Chas is one of those areas where a strong sense of neighborhood remains intact. Residential tree-lined streets are the norm and houses, smaller house-like apartment complexes, and duplexes abound. Parque Chas, however, is best known for its sector of circular streets; legend has it that those who are unfamiliar with the area are likely to get lost.
Parque Chas is tucked between the neighborhoods of Villa Urquiza, Agronomía, La Paternal and Villa Ortúzar. The streets La Pampa, Avenida Triunvirato, Avenida Combatientes de Malvinas, Chorroarín, and Avenida de los Constituyentes are its outer limits. The only avenue cutting through the neighborhood is Avenida de Los Incas, which means that the vast majority of Parque Chas consists of quiet, residential tree-lined streets.
The demand for properties in Parque Chas and development along its avenues grew substantially when the subway reached the eastern edge of the neighborhood. The “Linea B” subway station, De Los Incas-Parque Chas, also brought about an increase in property values.
The main demand in Parque Chas is for three bedroom houses averaging 200 m2, with garage and a large garden. Prices range in value from USD 200,000 to USD 250,000. In the inner sector of the neighborhood, a single family home measuring 150 m2 on its own lot can be found for USD 170,000 to USD 250,000. Prices vary depending on the amount of garden and/or terrace spaces available.

Younger buyers are attracted to house-like one and two bedroom apartments (with no homeowner association fees) which include a patio or terrace. The average cost of these units ranges from USD 65,000 to USD 130,000. This great prices shows that the Buenos Aires real estate market offers something for everyone.
Construction of taller apartment buildings is confined to the avenues. Most units range from one-room studios to two bedroom apartments. Newly constructed apartments average USD 1,500 per square meter.
The rental market in Parque Chas has a wide offering of one bedroom apartments along the avenues for about $1,200 Arg. pesos per month. Renting a two bedroom house in the inner sector runs about $2,500 Arg. pesos per month.
Its tranquil, neighborly atmosphere, abundant greenery, and easy access to other parts of the city have made Parque Chas attractive to a diverse sector of home buyers and renters. Zoning and building codes help preserve its residential character and several of its older properties, some of which have been refurbished, are protected as historical patrimony.
