Saavedra – Growing Up
Saavedra, the neighborhood that sits on Avenida San Isidro and in the surrounding area, has become very sought after in recent years because of the number of good lots available for construction. The neighborhood has undergone quite a bit of transformation, as new owners come in to real estate construct homes on all the available land.
The zoning of the area, which is R2BI, does not allow for high-rise buildings, which means the majority of the new buildings are homes. The main avenues, however, fall under C3II zoning, which allows for taller buildings.
In general, the rates paid for the new land is lower than in surrounding neighborhoods, but it still offers a high quality of life, vast green areas, and rapid access from the north by way of the Panamerican and General Paz, as well as various public transportation means. This makes for a killer combination, and is the reason behind the recent interest and growth of the area.

Brand new units generally sell for about U$D 1,680 per square meter. Buildings with multiple units are being commercialized; one example is a building of eight one- or two-bedroom units on the 3900 block of Tronador, where prices start at U$D 110,000, and from U$D 14,000 for garages.
In the category of one- and two-bedroom apartments, there are also spacious, luminous modern PH style homes, with values from 79,500 dollars, such as those on Ramallo.
There are so many lots and pieces of land in Palermo, Belgrano and Villa Urquiza, that investors are getting restless and looking towards a less saturated alternative, a request that Saavedra fills effortlessly.
It is especially attractive because of the types and styles of structures built there — low homes — and its accessibility to the city through several main roads and avenues.
In addition, more and more businesses are moving their headquarters to the northern zone of the city, which means living closer to work is a great advantage. These potential buyers have been demanding 24-hour security, as well as other reasonable amenity requests.
Homes aren’t the only buildings being built, though. Business owners are seeing the expanding residential area as an opportunity for businesses and services, as well, and some offices and restaurants are moving into the area, as well.
Basically all of Avenida San Isidro, along Crisólogo Larralde and Cabildo, as well as along García del Río is a zone of constant change and growth. Most of the those Buenos Aires real estate options are of high quality and good construction, and the majority have at least the basic amenities, such as a pool, solarium, sauna, gym, multi-use room, security, internet, and parking.
A brand-new two-bedroom unit goes for between 130,000 and 135,000 dollars; a one-bedroom for around 110,000 dollars and a studio for about 80,000 dollars. Parking spaces and garages are about U$D 20,000, and those that are uncovered sell for about U$D 15,000.
The second part of the year saw an increase in inquiries, a trend which has continued. Counter offers usually come in between 5 and 10 percent before the deal is closed.
Shopping Dot Baires is another phenomenon that promises the continuation of this growth. Developers and architects will continue to look to this zone for further growth, as will potential buyers.
